建筑营销方案,花园还是公园?

在我的国家
土地在盖大楼的时候
只能使用其中的一部分来兴建大楼
有一部分的土地要用作开放空间
私人性质的开放空间,称为花园,为该大楼的住户所一起使用。
开放性质的开放空间,所谓公园,所有人都能使用。

所以在我的国家,
有很多的公园,是盖大楼之后,由建商所兴建出来的。

那她们要兴建之初,是如何定案的呢?

这个其实很好判断,
就是看未来的管理费会收多少?

假设建商认为此地很有潜力,
它可以吸引到高收入的人来居住,
大楼会走华丽的包装,卖价高,办的自然是“花园”。

假设建商认为此地没有潜力,
卖的就是在地的这些人,
走的是低价位的路线,
办的便会以“公园”的居多,只有少数的会选择“花园”。

这是在兴建之初,就要决定好的。

例如,
有些大楼,
兴建的是花园,
走的是高价位,
结果卖不好,
只好降价出售,
居住的住户不愿意缴纳管理费,
大楼的公设,
年久失修,
越来越破烂,
房价就一落在落,
被政府列为危楼。

所以这是即为考验前瞻(眼光)的营销方案。
